Conditions for using CompsIQ public pages, submissions and account tools.
Informational service
CompsIQ provides commercial real estate comparable sales summaries and source-linked public-record information for research. It is not a substitute for reviewing the underlying instrument and related records. You are responsible for verifying facts and deciding whether the information fits your purpose.
Source limits
Public data can be incomplete, delayed, misclassified or amended by its source. Documentary-stamp-derived amounts are labeled implied and may not equal contract consideration. Loan amounts, maturities and scores are shown only when the stored record meets the stated publication gates. CompsIQ does not fill missing values with estimates.
Submissions
Submit only information you are authorized to share. Do not submit MLS-only material, confidential records, personal names or sensitive personal information. Required attestations must be accurate. Submissions may be reviewed, corrected, declined or retained as described in the Privacy notice. Unverified contributions are not published.
Accounts and requests
You are responsible for activity under your sign-in. Saved searches and report requests are private to your account. A report request records a request; it does not mean a document has been generated. Account pause and cancellation change account status. No paid plan or recurring billing is currently configured.
Acceptable use
Do not interfere with the service, attempt to access another person’s account, evade access controls, misuse submitted information or make automated requests that impair availability. Third-party source sites remain subject to their own terms.
Changes and availability
Features, source coverage and displayed records may change as the service is maintained. The service and its information are provided as available. To ask a question about these terms, use the contact form.
