Method and source rules

How the record is read

Documentary-stamp arithmetic is an indication derived from tax paid on a recorded instrument, not a statement of negotiated market terms.

Deeds in Miami-Dade

For a non-single-family deed, the stated rates are $0.60 plus a $0.45 Miami-Dade surtax per $100, or $1.05 per $100 combined. A single-family deed uses $0.60 per $100 without the surtax; single-family-only transfers are excluded from CompsIQ commercial transaction pages.

The lower bound of the implied $100 bracket is: floor(documentary stamps ÷ applicable rate per $100) × $100. A Doc Stamp figure is always labeled implied. Stamps may reflect assumed debt, non-market transfers or rounding, so the result is not treated as a recorded contract price.

Mortgages and notes

Florida documentary stamps on mortgages and notes are $0.35 per $100. The nonrecurring intangibles tax is $0.002 per dollar ($0.20 per $100) and is a separate tax. A mortgage-derived figure is an implied loan amount, never a deed consideration or sale price.

Texas records

Texas deeds do not carry Florida documentary-stamp tax. The Florida rate table is not applied to Harris County records, and no deed price is inferred from a Texas stamp amount.

True Cap Score

True Cap Score is a stored transaction-record indicator on a 0–100 scale, accompanied by its stored rationale when that rationale has a supported explanation. It is not a capitalization rate and is not calculated from net operating income. CompsIQ does not infer missing score logic.

Maturity Pressure Score

Maturity Pressure Score is a stored field on a sourced loan record. The base does not document a formula for independently recomputing it, so CompsIQ does not manufacture a score, probability or missing maturity date.

Publication threshold

A market statistic appears only when its CIQ_Derived_Stats row is marked qualifies, has at least 10 observations, and includes a recognized source and source year. Transaction and loan rows also require source, source_year, source_url, capture_ts and ingest_job_id. Unverified contributions remain private; unsupported and single-family-only records are excluded.
